The Beckham Family Farm is located in western Fayette County and eastern Bond County along Hwy. 185 approx. 8 miles northwest of Interstate 70 at Vandalia, IL or approx. 15 miles southeast of Hillsboro, IL. The farm is further described as being located in the southwest quarter of Section 19 and in the west half of Section 30 of Schafter Township, Fayette County, Illinois and in the northeast quarter of Section 25 of Mullberry Grove N. Township, Bond County, Illinois. Tract 1is located on the north side of Hwy. 185 and contains 20± acres. Tract 2 is located on the south side of Hwy. 185 and contains 151± acres.

Tract 1 Information
-20± Acres.
-FSA figures should indicate approx. 14.25 acres of cropland.

-Land represents productive tillable acres along with a small amount of timber located along Hurricane Creek.

Tract 2 Information
-151± Acres
-FSA figures should indicate approx. 54.36 acres of cropland.
-Access along the north side by Hwy. 185.

Method & Terms

The land auction will be held at the Indian Springs Golf Course which is located approx. 21⁄2 miles northwest of the Beckham Farm along Hwy. 185.
Both tracts will sell on a price per acre basis, based on the above advertised acres. Both tracts will be sold individually, and not combined.
A ten percent (10%) down payment is due sale day upon signing of the purchase agreement. The balance will be due within 30 days (on or before Friday, December 30, 2011). Title insurance in the full amount of the purchase price will be provided. The 2011 real estate taxes, which are due and payable in 2012 will be paid by the seller. Full possession will be given at the time of closing subject only to the current 2011 farm tenancy. Both tracts sell free and clear of any farm tenancy for the 2012 crop year. There are no hunting leases associated with either property.
