Location: Sale held on site at the farm located 1/2 mile south of Williamstown, MO on Hwy. A

Land sells at 12:00 noon. Auction will begin at 10:00 a.m. with household, few antiques, lawn & garden, tools and farm related items.

LOCATION & GENERAL INFORMATION
Land is located in Sections 27 & 28, T63N-R8W, Lewis County, MO. From Williamstown, MO, take Hwy. A south approximately 1/2 mile. Williamstown is located southwest of Kahoka, MO or north of Monticello, MO.
Tracts 1, 2 & 3 represent some of the most productive tillable farmland in Lewis County, MO. Tracts 4 & 5 offer tillable, as well as recreational/hunting land and have several very nice attractive building sites. Tract 6 is improved with a country home with outbuildings. Public water is available on or nearby all of the tracts.

- Tract 1 - 37 Acres (Subject to survey)

This exceptional tract of hunting land has many whitetail deer, wild turkey, ducks and other wild game. There are thousands of acres of Missouri Conservation ground on the other side of the North Fabius River which borders this tract on the west! The access to this tract is by way of a 20' easement which extends west from Road 316 to the northeast corner of this tract.

METHOD AND TERMS
The acreages advertised on this auction flier are estimated, a survey will be completed prior to sale day. Acreages obtained from said survey will constitute the final settlement price. Tracts 1 - 5 will be sold on a price per acre basis and offered through the marketing method of "Buyer's Choice" with the buyer(s) having the opportunity to take any or all tract(s) for their high bid. This will continue until all Tracts 1 - 5 are sold. Tracts are numbered for identification purposes only, buyers do not necessarily have to purchase tracts in numerical order. Then Tract 6 will be offered for a total dollar amount.
Ten percent 10% of the bid price to be paid on the day of sale, with the balance to be due within 30 days at the time of closing which will be on or before December 7, 2009. Possession on Tracts 1, 2, 3 & 5 will be given at the time of closing subject to a cash rent farm agreement on the tillable acres for crop years 2010 & 2011. The new buyers will receive the income from said cash rent agreement for the crop years 2010 & 2011 (contact the auction company for cash rent lease agreement and terms). Full possession on Tracts 4 & 6 will be given at the time of closing.
The 2009 real estate taxes will be paid by the seller with the 2010 and subsequent real estate taxes to be the responsibility of the new buyer(s). Title insurance in the full amount of the purchase price will be provided.
