LOCATION & GENERAL INFORMATION
Tract 1 is located in Section 9 of Sargent Township, Douglas County, IL. Tract 2 is located in Section 4 of Newman Township, Douglas County, IL. In Newman, IL follow presale directional signs south approximately 1 mile to Tracts 1 & 2.
Tract 3 is located in Section 3 of Young America Township, Edgar County, IL. From the Junction of Hwy. 36 & Hwy. 49 (approximately 2 miles east of Newman, IL) go north on Hwy. 49 approximately 5 miles.
Land is generally located approximately 40 miles southeast of Champaign, IL; or 15 miles east of Tuscola, IL; or 25 miles northwest of Paris, IL. Be watching for presale directional and tract signs off Highway 36 & Highway 49.
All three tracts are nearly 100% tillable and represent highly productive cropland with top producing soils! This is going to be an excellent opportunity to purchase highly productive East Central Illinois farmland!

METHOD AND TERMS
Bidding will be on a per acre basis on all three tracts. Tracts 1 & 2 will be auctioned first through the marketing method of "Buyer's Choice", whereas the winning bidder can elect Tract 1, Tract 2 or both Tracts 1 & 2 for their high bid. If the winning bidder elects only one of the two tracts, the remaining tract will then be auctioned. Tract 3 will sell last.
Ten percent (10%) of the bid price to be paid on the day of sale. Closing will occur within 30 days after the auction at Douglas County Title Company (Tuscola, IL), Edgar County Title Company (Paris, IL) or the office of the Purchaser's mortgage lender if in Douglas or Edgar County, Illinois, or such other location as may be mutually agreed by Seller and Purchaser.
The purchaser shall have possession at closing subject to a farm lease for 2011.
The 2010 real estate taxes payable in 2011 have been paid. The 2011 taxes payable in 2012 will be paid by Sellers as a credit against the purchase price at closing based on the 2010 taxes paid in 2011. Title insurance will be provided.
