Selling approximately 320 acres (subject to survey) of Adair County, MO farmland to be sold in 6 tracts. Land is located in Sections 10 & 11 of T63N-R14W, Clay Township and represents excellent improved pasture, highly tillable cropland as well as recreational acreage. Tract 1 is improved with a beautiful country home and well kept outbuildings. Tract 2 is improved with a very nice well maintained country home and several useable outbuildings and livestock facilities. This farm is located 9 1/2 miles northeast of Kirksville, MO and has been in the Terrell family for many years. From Kirksville, MO city limits go north on US Hwy. 63 approximately 1 1/2 miles to Hwy. T then east 8 miles to farm.

Method & Terms

The acreages in this advertisement are estimated. A survey on all 6 tracts will be completed prior to the sale. The acreages obtained from said survey will be used to calculate the final settlement price on Tracts 3 through 6.
Tracts 1 & 2 will be sold for a total lump sum dollar amount.
Tracts 3 through 6 will then be offered "Buyer's Choice" whereas the high bidder can purchase (in any order) any or all of Tracts 3 through 6 for their high bid. "Buyer's Choice" auctioning will continue until all of Tracts 3 through 6 have been purchased.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due at the time of closing. Closing to be on or before Friday, December 30, 2011. Possession will be given at the time of closing.
The 2011 real estate taxes will be paid by the seller. Title Insurance in the full amount of the purchase price will be provided.
