Tract Information

Tract 1 - 169 Taxable Acres

- FSA figures indicate 131 acres tillable, which is currently in soybeans and improved pasture/hay land. The balance is in large wooded draws & timber.
- CSR: 41
- There is a pond located near the center of this tract.
- Access is along the northeast half of the farm. Take 532nd Lane south to the farm.

Tract 2 - 192 Taxable Acres

- FSA figures indicate 111 acres tillable, which is currently in improved pasture/hay land. The balance is in mature timber, wooded draws & ponds.
- CSR: 38.2
- Access is along the northeast by 555th Trail.
- There are several beautiful building sites on this tract.
Tract 3 - 32 Taxable Acres

- FSA figures indicate 17.48 tillable NHEL acres, which is currently in hay ground. The balance is in mature timber towards the south end.
- The 17.48 tillable acres have a CSR of 78.7!
- Access is on the entire south & western portion of this farm by 555th Trail.

METHOD & TERMS: All three tracts will be sold on a price per acre basis and offered through the marketing method of "Buyer's Choice". Tracts are numbered for identification purposes only and can be elected in any order. They will NOT be recombined or offered in their entirety at the conclusion of the auction!
Ten percent (10%) of the bid price to be paid on the day of auction with the balance due at closing, which will be on or before January 9, 2012, upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful buyers shall enter into a written agreement with the seller. Possession will be given at the time of closing.

Mature Angus-Cross Based Cow Herd Dispersal

- This outstanding set of predominantly home-raised cows are 85%-90% black hided with the balance being Charolais/ Red cross. The bulk of the cows will run from 4-7 years old with a few packages of solid mouth & older cows. The cattle on the Delaney Ranch have always been on a sound health program and will be current on all vaccinations.
- The cattle will be sorted in small, uniform lots for age & color. If looking for young, reputation, home-raised cows then we strongly encourage you to attend this auction.
- The bulls were turned in on June 7th and the cows will start calving on March 15th.

The '11 Delaney calf crop will sell at Russell Livestock Market on Monday, November 14th. The calves will be 90% black hided with a few red and a few dark nose Char/cross calves.
