METHOD AND TERMS OF SALE
Tracts #1 and #3 will be sold on a price per acre basis. Tract #2 will be sold lump sum sale price. These tracts will be sold in numerical order and will not be combined. Tract #1 will be surveyed by a registered land surveyor at the seller's expense. The surveyed acres on Tract #1 will be used to determine the sale price and the number of acres in Tract #2. Twenty percent (20%) of the final bid price to be paid on the day of the auction with the balance due at closing which will be on or before January 17, 2012 upon delivery of merchantable abstract and deed. Immediately following the auction, the successful buyers shall enter into a written agreement with the seller. Possession will be given at the time of closing. The real estate taxes will be prorated to date of closing and will be based upon the last available tax statement.
