GENERAL INFORMATION
Land is located in Section 35 of Round Prairie Township, Jefferson County, IA. From Lockridge, IA take County Road W40 (Wintergreen Blvd.) south 3 miles to 250th St., turn left or east on 250th St. and go 1/2 mile to Woodbine Ave., turn right or south on Woodbine Ave. and proceed 2-1/2 miles to farm. (Watch for pre-sale directional signs.)

TRACT INFORMATION

Tract 1 - 53.03 surveyed acres
- FSA figures indicate approximately 44.54 acres tillable that is currently in a corn and soybean rotation.
- The balance of the farm is a small wooded area that is located on the extreme northern edge of the tract.
- Majority of the soils represented are Pershing, Belinda and Weller.
- CSR is 57.6
- Access is on the west by Woodbine Ave. & on the south by Wheat Blvd.

Tract 2 - 23± Acres
- FSA figures indicate approximately 22.7 acres tillable that is currently in a corn and soybean rotation.

- Access is on the east by Woodbine Ave.

METHOD AND TERMS OF SALE
Tracts 1 & 2 will be sold on a price per acre basis using the marketing method of "Buyer's Choice," whereas the high bidder can purchase Tract 1, Tract 2 or both Tracts 1 & 2 for their high bid. If the high bidder elects only one of the two tracts, the remaining tract will then be sold. A survey will be completed prior to auction day on Tract 1. Tract 2 will be sold based on deeded acres.
Ten percent (10%) of the final bid price to be paid on the day of the auction with the balance due at closing which will be on or before January 17, 2012 upon delivery of merchantable abstract and deed. Immediately following the auction, the successful buyers shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing on the basis of the last available tax statement and all prior taxes. Possession on both tracts will be given at the time of closing.
