Location & General Information
Land is located in Section 11, T67N-R22W of Clinton Township, Wayne County, IA. From Allerton, IA take County Road S26 south approximately 5 miles to Davis Road. Farm is located directly across Davis Road on the south. (Be watching for presale directional signs).
Tract 1 - 40 Acres±

Method and Terms of Sale
Tracts 1 & 2 will be sold on a price per acre basis using the marketing method of "Buyer's Choice," whereas the high bidder can purchase Tract 1, Tract 2 or both Tracts 1 & 2 for their high bid. If the high bidder elects only one of the two tracts, the remaining tract will then be sold. They will be sold individually and will not be combined. Owners will not be surveying Tract 1 or Tract 2.
Ten percent (10%) of the final bid price to be paid on the day of the auction with the balance due at closing which will be on or before January 20, 2012 upon delivery of merchantable abstract and deed. Immediately following the auction, the successful buyers shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing on the basis of the last available tax statement and all prior taxes. Possession on both tracts will be given at the time of closing.
