LOCATION & GENERAL INFORMATION

The Devin property is locating in Section 31 of Knoxville East Township, Marion County, Iowa. (4 miles south of Knoxville, Iowa.) This farm features income producing cropland and CRP acreage. This property offers excellent building sites on both parcels, 2 ponds, abundant amount of whitetail deer and upland birds. Water and electricity is available for Tract 1 and is already on Tract 2.

Directions are as follows: From the south edge of Knoxville, Iowa go south on Hwy 14 approximately 31⁄2 miles to Quebec Street then go east approximately 21⁄2 miles to the farm. From the junction of Hwy 92 & 5 go south approximately 31⁄2 miles to Quebec Street, then west 21⁄2 miles to the farm.

METHOD & TERMS

            The Devin Farm will be sold in two tracts, based on a survey that has recently been completed. Said survey will be used to calculate the final settlement price.

            Tracts 1 & 2 will be sold on a price per acre basis and will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can take, in any order, any or all tracts for their high bid. “Buyer’s Choice” auctioning will continue until both tracts have been purchased. Tracts will not be offered in their entirety at the conclusion of the auction.

            Ten percent (10%) of the bid price will be due on the day of the sale with the balance due at the time of closing and upon delivery of merchantable deed and abstract. Closing on both tracts is scheduled to be on or before Monday, October 31, 2016. Real estate taxes will be prorated to date of possession, based upon the last available tax statement. Full possession will be given at the time of closing subject to owners remaining crop.
