Method and Terms

Acreages in this advertisement are estimated. A survey will be completed prior to the sale on all 4 tracts. Tracts 1 & 2 will be sold for a lump sum total dollar amount. Tracts 3 & 4 will be sold on a price per acre basis based on acreages obtained from completed survey. Tracts 3 & 4 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (in any order) either or both of Tracts 3 & 4 for their high bid.

The property will not be offered in its entirety at the conclusion of the auction. Bidding is NOT contingent upon financing.

At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Pickell Abstract Co., which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Pickell Abstract Co. on or before Tuesday, September 11, 2018.

Tract 1: Possession will be given at time of closing.

Tract 2: Possession will be given at time of closing on the residence with the farmland portion of Tract 2 being subject to a 2018 only farm lease.

Tract 3: Possession will be given at time of closing subject to a current 2018 only farm lease. Buyer will receive 1/4 of the 2018 grain production.

Tract 4: Possession will be given at time of closing subject to a current 2018 only farm lease. Buyer will receive 1/2 of any hay harvested after closing.

Farmland sells free and clear for the 2019 crop year.
