METHOD AND TERMS

            The Dewees Farm has recently been surveyed and will be sold on a price per acre basis with the final surveyed acres being used to constitute the final sales price. All 4 tracts will be offered through the marketing method of “Buyer’s Choice,” whereby the high bidder can elect (in any order) any or all tracts for his/her high bid. Buyer’s Choice auctioning will continue until all the tracts have been sold. The farm will NOT be offered in its entirety at the conclusion of the auction.

            Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due at closing, on or before Monday, March 28, 2016. Title insurance in the full amount and the final price will be provided by the seller. 2015 Real Estate taxes, due and payable in 2016, will be paid by the seller with the buyer responsible for all future real estate taxes. Possession on all tracts will be given at the time of closing subject only to an existing hunting lease that expires December 31, 2016. This is a 1 year only lease. 100% of the 2016 hunting lease income of $12,500.00 will be divided (by the acre) between the 4 tracts as shown above and will be given to each buyer at closing as a credit against the purchase price. The farm sells free and clear of any tillable farm tenancy for the 2016 crop year.
