LOCATION & GENERAL INFORMATION

            The Ippensen farm is located approximately 2 miles west of Mendon, Illinois, or 3 miles east of Ursa, Illinois along the south side of Hwy. 61 (Mendon is located approximately 15 miles northeast of Quincy, Illinois).

            Both tracts represent highly productive, nearly all tillable farmland with an excellent crop history and Productivity Index’s of 130 and 130.6 respectively.

TRACT INFORMATION

Tract 1 – 70.2 Surveyed Acres

  • Is located approximately 21⁄2 miles west of Mendon, IL on the south side of Highway 61 and is further described as being located in part of the East Half of the Southwest Quarter of Section 9, and the North Half of the East Half of the Northwest Quarter of Section 16, all in Mendon Township, Adams County, IL.
  • FSA map should indicate this tract has 65 acres tillable with the balance in waterways and drainage.
  • Productive soil types include: Downsouth and Bethalto.
  • Productivity Index (PI) on tillable acres: 130
  • This tract has some field drainage tile.
  • Access to Tract 1 is from Highway 61, which is located along the entire north side of the farm.

Tract 2 – 63.7 Surveyed Acres

  • Is located approximately 2 miles west of Mendon, IL on the south of Highway 61 and is further described as being located in part of the West Half of the Southwest Quarter of Section 10, and the East Half of the Southeast Quarter of Section 9, all in Mendon Township, Adams County, IL.
  • FSA map should indicate this tract has 59 acres tillable with the balance in waterways and drainage.
  • Productive soil types include: Edwardsville, Downsouth and Menfro.
  • Productivity Index (PI) on tillable acres: 130.6
  • This tract has some field drainage tile.
  • Access to Tract 2 is from Highway 61, which is located along the entire north side of the farm and E 1000th Road, which partially borders the farm on the west and south sides.

METHOD & TERMS OF SALE

            Acreages in this advertisement are estimated. A survey has recently been completed and final surveyed acreages will be used to calculate the final settlement price. The tracts will be sold by the acre (based on the surveyed acres) and offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. The tracts will not be combined.

            Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing, scheduled on or before Monday, October 17, 2016. Title insurance in the full amount of the purchase price will be provided by the sellers. Possession will be given at the time of closing subject only to the current tenant for the remainder of the 2016 crop year. Both tracts sell with full possession for the ’17 crop year. The 2016 real estate taxes, due and payable in 2017, will be paid by the seller. All subsequent real estate taxes will be the responsibility of the buyer(s).
