Location & General Information

Check out this 82.43 Surveyed Acres land auction that is being held for the daughters of the late Jerry Allen. The farm is located in extreme eastern Adams County, Illinois, approximately 1 mile north of the small village of Kellerville, Illinois. From Camp Point, IL take Hwy. 24 east approximately 6 miles through Clayton, Illinois, then turn south on Cty. Rd. 3000E approximately 5 miles to the farm. Or from “Five Points” east of the Quincy, Illinois Airport, take the Kellerville Blacktop east to Kellerville, Illinois, then north 1 mile to the farm. The farm is further described as being located in the South Half of the Southeast Quarter of Section 26, Concord Township, Adams County, Illinois.

This farm will be sold in 3 individual tracts, all of which are currently being surveyed. Tract 1 will contain approximately 47 acres± (subject to survey) and is nearly 100% tillable. Tract 2 will be approximately 32 acres± (subject to survey) and represents fantastic whitetail deer, wild turkey and other hunting. Tract 1 • 47.19 Surveyed Acres 

  • FSA figures should indicate approximately 44± acres tillable.
  • PI rating on the tillable acres is 113.4 with predominant soil types to include Keomah, Clarksdale, Virden & Atlas.
  • ABS water main line runs along the entire east side of this tract.
  • Public road access along the entire east side by Co. Rd. 3000 E.

Tract 2 • 34.08 Surveyed Acres 

  • FSA figures should indicate approximately 15± acres tillable.
  • Balance of the acres is mature timber.

Method and Terms

The Allen farm will be sold in 3 individual tracts all of which have recently been surveyed. The tracts will be sold in numerical order. Tracts 1 & 2 will sell on a price per acre basis, based on the results of a professional survey that is currently being performed. After Tracts 1 & 2 have sold we will then sell Tract 3 – the country home. Tract 3 will also be surveyed, but will sell for a “Lump Sum” or total dollar amount. The tracts will not be offered in it’s entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing which is scheduled for Monday, November 12, 2018. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes will be paid by the seller as the seller will retain the 2018 farm income. Possession on Tracts 1 & 2 will be at closing, subject to the remainder of the 2018 crop tenancy. There are no hunting leases associated with any of the tracts. Full possession on Tract 3 at the time of closing. Although the home has always been lived in, it is now currently vacant.
