LOCATION & GENERAL INFORMATION

            The Baptist farm is generally located southeast of Clayton, Illinois approximately 21⁄2 miles. Clayton, Illinois is located along Hwy 24 approximately 28 miles east of Quincy, Illinois or approximately 5 miles west of Camp Point, Illinois. From Hwy 24 near the east edge of Clayton, Illinois take the Kellerville Blacktop (E2950th St) south approximately 11⁄2 miles. Turn east on N1700th Ave and proceed 1 mile to the farm. The farm is further described as being located in the Southeast Quarter of Section 1 and in the Northeast Quarter of Section 12 of Concord Township, Adams County, Illinois.

            Selling 103.6 surveyed acres. Land to be sold in 2 individual tracts. Both tracts have recently been surveyed. METHOD AND TERMS

            The Baptist Farm has recently been surveyed and will be sold on a price per acre basis with the final surveyed acres being used to calculate the final settlement price. The farm will be sold in 2 individual tracts. The tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. The tracts will not be combined.

            Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 30 days, on or before Monday, October 10, 2016 at the time of closing. Title insurance in the full amount of the final bid price will be provided by the seller. The 2016 real estate taxes, due and payable in 2017, will be paid by the seller. Possession will be given at the time of closing subject only to the remainder of the ‘16 tillable crop lease. There is no hunting lease associated with either tract. The new buyer(s) will have full fall ‘16 hunting rights!
