LOCATION & GENERAL INFORMATION

Land is located in Section 19, T2S•R7W, Burton Township, Adams County, IL.

From Hwy. 104 (East Broadway) approximately 3 1/2 miles east of Quincy, turn south on 1330th Street (Burton Road). Follow directional auction signs south through Burton, Illinois to the farm, which lies on both sides of 1323rd Lane. The farm is approximately 11⁄2 miles south of Burton. Or from Quincy, Illinois take State Street east and south out of town approximately 4 miles and turn south on 1350th Street. Then continue southwest approximately 1 1/2 miles to the farm.

METHOD & TERMS

The Schafer farm will be sold in 4 individual tracts, all of which have recently been surveyed. All 4 tracts will sell on a price per acre basis, based on the results of the survey. All 4 tracts will be offered through the marketing method of “buyers choice”, whereas the high bidder can elect any or all tracts for their high bid. “BUYERS CHOICE” will continue until all tracts have been elected. The tracts will not be combined and each sale will be final.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Monday, April 22, 2019. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller. The 2019 & all subsequent real estate taxes will be paid by the buyer(s). Full possession will be given at the time of closing. The farm sells free & clear for the 2019 crop year. There are no hunting leases associated with the property.
