TRACT 2 & 3 SURVEY
Tracts 2 & 3 are located approximately 3 1/2 miles north of Camp Point, IL, then west approximately 1 mile to the farm which is located in the West Halves of the Northwest and the Southwest Quarters of Section 3 of Camp Point Township.
Tract 2 contains 87.82 Surveyed Acres and is over 80% tillable with FSA figures indicating approximately 79.71 acres tillable. Soils include Timewell & Osco (75%) with other smaller complexes. The PI on the tillable acres of this tract is 130.5! The balance acres represent waterways and small wooded draws.
Tract 3 contains 26.44 Surveyed Acres and is located directly north of Tract 2. This tract contains rolling tillable land. FSA figures indicate approximately 17.47 acres tillable. Soils on this tract include Coatsburg, Keller, Lawson & Ursa.

METHOD AND TERMS
The Morgan Trust Farms will be sold in 3 individual tracts. Tract 1 will sell first, on a price per acres basis based on the indicated 48 acres±. After Tract 1 has been sold we will sell “Buyer’s Choice” on Tracts 2 & 3. The high bidder can elect either Tracts 2 or Tract 3 or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. After both tracts have been elected we will NOT allow anyone to raise the bid based on the accumulative price the individual tracts achieved.
Standard terms to include ten percent (10%) of the bid price will be due on the day of the auction, with the balance due at closing, on or before Monday, May 2, 2016. Title insurance in the full amount of the purchase price will be provided by the seller. The 2016 real estate taxes, due and payable in 2017, will be paid by the buyer(s) as the buyer(s) will receive the ‘16 crop income. Full possession will be given at the time of closing on Tract 1 including full ‘16 farming rights. Possession will be given at the time of closing on Tracts 2 & 3 subject only to a standard crop share tenancy for the ‘16 crop year only.
