This 389.1 acre Appanoose County, IA farm is located in Section 32 of Pleasant Township, Section 15 of Sharon Township & Section 14 of Chariton Township. Tract 1: From the west edge of Cincinnati, IA take 183rd Avenue north 1/2 mile to 580th Street, then left or west 1/2 mile to the farm. Method & Terms

Tracts 1, 2, 3 & 4 will be sold on a price per acre basis. Tract 1 will sell on the basis of 105.8 taxable acres. Tracts 2, 3 & 4 have recently been completed and the final surveyed acres will be used to calculate the settlement price. Tract 2, 3, & 4 will be offered through the marketing method of “buyer’s choice”. Tracts 5, 6, 7 & 8 have recently been surveyed. Tracts 1-4 will be sold on a price per acre basis. Tracts 5-8 will be offered through the marketing method of “buyer’s choice” and sold for a “lump sum” total dollar amount on each tract.

Ten percent (10%) of the bid price will be due on the day of the auction with the balance due at closing which is scheduled on or before November 18, 2016. Taxes will be prorated to the date of closing. Possession will be given at the time of closing subject only to the current farm tenant for the ’16 crop year.
