Location & General Information

Selling 475± acres of Brown County, Illinois farmland. The farm is located southeast of Mt. Sterling, Illinois via Hwy. 24 and just south of the small town of Cooperstown. The farm is located in Sections 27 & 28 of Cooperstown Township. The farm will be sold in 4 tracts, all of which are currently being surveyed. Over 300 acres currently in row crop production with additional hay & pasture ground. The individual tracts will include predominantly tillable tracts along with tracts representing both tillable and wildlife habitat with large wooded draws and creeks. The farm will sell with full 2020 farming rights. All 4 tracts will sell subject to a manure application lease agreement.

Tract Information

Tract 1 • 40 Acres± (Subject to Survey)

  • FSA figures should indicate approximately 31.47 acres tillable.
  • Corn Productivity Index (PI) of 116.7 on the tillable acres.
  • Soils include Rozetta and Fayette.
  • The balance acres represent wildlife habitat/hunting land.
  • Access by way of a permanent 40’ wide easement on the east side.

Tract 2 • 208 Acres± (Subject to Survey)

  • FSA figures should indicate approximately 147.59 acres tillable.
  • Corn Productivity Index (PI) of 110.3 on the tillable acres.
  • Soil types include Sylvan, Fayette and Rozetta.
  • The balance acres represent wildlife habitat/hunting land.
  • Access by way of a permanent 40’ wide easement on the south side through Tract 1.

Tract 3 • 144 Acres± (Subject to Survey)

  • FSA figures should indicate approximately 71.11 acres tillable.
  • Corn Productivity Index (PI) of 104.7 on the tillable acres.
  • Soil types include Fayette, Sylvan and Seaton.
  • The balance acres represent wildlife habitat/hunting land.
  • Access by way of a permanent 40’ wide easement on the north side through Tract 4.

Tract 4 • 83 Acres± (Subject to Survey)

  • FSA figures should indicate approximately 51.76 acres tillable.
  • Corn Productivity Index (PI) of 110.9 on the tillable acres.
  • Soils include Fayette and Sylvan.
  • The balance acres represent wildlife habitat/hunting land.
  • Access by way of a permanent 40’ wide easement at the Northeast Corner.

 

Method & Terms

The Colclasure farm will be sold in (4) individual tracts, all of which are currently being surveyed. All tracts will sell on a price per acre basis, with the final surveyed acres being used to calculate the individual contract prices. All (4) tracts will be offered through the marketing method of “buyer’s choice”, whereas the high bidder can elect any or all of the tracts for their high bid. If the high bidder does not elect all (4) tracts, “buyer’s choice” auctioning will continue until all (4) tracts have been sold. After all (4) tracts have been sold we will NOT offer the farm in any type of combinations. Each sale will be final.

Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing in approximately 30 days, on or before Friday, January 17, 2020. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, which are due and payable in 2020, will be paid by the seller as the seller has retained the 2019 crop income. The 2020 real estate taxes, due in 2021, will be paid by the new buyer(s) without proration. Possession will be given at the time of closing on all tracts. Full 2020 farming rights are being conveyed to the new buyer(s) on all tracts. All (4) tracts sell subject to an existing manure application lease with an adjoining land owner. Copy of said lease is available upon request by contacting the auction company. The farm is being sold without any contingencies, including financing or inspections.
