LOCATION & GENERAL INFORMATION

The Leerhoff Farm is located approximately 5 miles southeast of Mt. Sterling, Illinois on Highway 99 or 1 1/2 miles northwest of Versailles, Illinois, on Highway 99 to 1200E Rd., then north and east approximately 3/4 of a mile to the farm.

The farm offers something for everyone: Tract 1 has tillable farmland, improved pastureland and wooded patches of timber with excellent hunting opportunities; Tract 2 is completely wooded with outstanding wildlife habitat with Camp Creek running through it.

METHOD AND TERMS

            The Leerhoff Farm is currently being surveyed and will be sold on a price per acre basis with the final surveyed acres being used to constitute the final settlement price (once the survey is completed the acres will be updated on our website). Tract 1 will be offered first, followed by tract 2. The tracts will not be combined.

            Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 30 days, on or before Monday, March 21, 2016 at the time of closing. Title insurance in the full amount of the final bid price will be provided by the seller. 2015 Real Estate taxes, due and payable in 2016, will be paid by the seller with the buyer responsible for all future real estate taxes. Full possession will be given at the time of closing. The property sells free and clear for the 2016 crop year and there are no hunting leases associated with the farm.
