LOCATION & GENERAL INFORMATION

The Wankel Trust farm contains 612.07 Surveyed Acres of productive levied Illinois River bottomland that is nearly all tillable. Land is located just southwest of Beardstown, Illinois. From Hwy. 67, 6th St. & the Beardstown Drainage Road (on the Cass County side next to the bridge approach), take the South Beardstown Drainage Road southwest approximately 1 mile to the farm. Beardstown is located approximately 25 miles northwest of Jacksonville, Illinois, 40 miles west of Springfield, Illinois or 55 miles east of Quincy, Illinois. The farm is further described as being located in Sections 20, 21, 31 & 36 of Beardstown Township in Cass County, Illinois.

The farm will be sold in 6 individual tracts, all of which are currently being surveyed. All 6 tracts are nearly 100% tillable, sell with full ’19 farming rights & several tracts are pattern tiled!

 

METHOD & TERMS

All 6 tracts will sell on a price per acre basis, based on the surveyed acres.   Tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Auctioning will continue until all tracts have been sold. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing. The closing will be in approx. 45 days, on or before Thursday, November 15, 2018. Title insurance in the full amount of the purchase price will be provided by the seller. Seller will pay the 2018 real estate taxes, due and payable in 2019. Buyer(s) responsible for the 2019 & all subsequent real estate taxes. All tracts sell free & clear of tenancy for 2019. Bidding is not contingent upon financing; all buyers must do their due diligence.
