Tract 1 (80.8 Surveyed Acres) is located approximately 12 miles northwest of Kahoka, MO in Section 36, T67N•R9W, Lincoln Township. From Kahoka, MO take State Hwy. 81 north approximately 12 miles to Hwy. V, then west approximately 4 miles to County Road 7, then south 1 mile to County Road 10, then east a short distance to County Road 8, then south 1 mile to farm.

Tracts 2 & 3 (159.2 Surveyed Acres) are located approximately 1 mile southwest of Kahoka, MO in Section 26, T65N•R8W, Lincoln Township, Clark County, MO. From Kahoka, MO take US Hwy. 136 west approximately 1 mile to County Road 144, then south 1/2 mile to farm.

Method and Terms

Acreages in this advertisement are estimated. A survey will be completed prior to the sale on all 3 tracts. Tract 1 will be sold first (individually) on a price per acre basis based on acreages obtained from completed survey. Tracts 2 & 3 will be sold on a price per acre basis based on acreages obtained from completed survey and will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase either or both of Tracts 2 or 3 for their high bid.

The property will not be offered in its entirety at the conclusion of the auction. Bidding is NOT contingent upon financing.

At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Oak Hills Title Co., which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Oak Hills Title Co. on or before Tuesday, November 27, 2018. Possession will be given at time of closing subject only to completing harvest of 2018 soybean crop.

Farm sells free and clear for the 2019 crop year.

The 2018 real estate taxes will be paid by the seller. The 2019 real estate taxes and subsequent years will be the responsibility of the buyer(s). Title Insurance in the full amount of the purchase price will be provided. Closing costs will be split between buyer & seller.
