METHOD & TERMS
The farm will be sold on a price per acre basis, based on a recently conducted survey of 117.34 acres. 10% of the bid price will be due the day of the auction, with the balance due in approximately 60 days, on or before October 7, 2018. An owner’s policy of title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller. The 2019 real estate taxes & subsequent years will be paid by the new buyer. Full possession will be given at the time of closing, subject only to the current tenant in possession for the 2018 crop year. Farm sells free and clear for 2019.
