LOCATION

The Tucker Farms are located in Sections 8 & 9 of Pleasant Grove Township and Section 34 of Washington Township, Des Moines County, IA. (7 miles north of Danville, IA).

At the north edge of Danville, IA take Co. Rd. X31 (Danville Rd.) north 6 ½ miles to Tract 3.

To access Tracts 1 & 2 proceed on north ½ mile to Pleasant Grove Rd., turn left or west on Pleasant Grove Rd. and go 2 miles to 220th Ave., turn left or south and proceed a ½ mile to the property.

To access Tract 4 proceed on Co. Rd. X31 (Danville Rd.) north to 210th St., turn right or east on 210th St. and go ½ mile to the tract.

TRACT INFORMATION

Tract 1 – 60.08 Surveyed Acres

  • FSA information should indicate 56.75 acres tillable with the balance being in waterways & a small wooded area in the northwest area of the tract.
  • Highly productive Mahaska, Hedrick & Taintor soils
  • CSR2 is 86.5!
  • This tract has been improved with pattern tile. (Tile map available.)
  • Access is on the west by 220th Ave. via a driveway that will need to be constructed. Said driveway has been approved by the Des Moines County Secondary Road Department, subject to their approved location and specifications. All driveway construction costs will be at the buyers expense.

Tract 2 – 49.23 Surveyed Acres

  • This tract served as the Tucker Farm bin site and offers 18,000 bu. of grain storage, 2 older bulk bins and an older grain dryer. This small tract would be ideal for a potential larger bin site or as a possible new home building site.
  • This parcel also offers 3.6 acres in CRP with a payment of $154.94 per acre expiring in 2020.
  • Access is on the east by 195th Ave.

METHOD AND TERMS

            The Tucker farm will be sold in four individual tracts, based on a survey that has recently been completed. Said survey will be used to constitute the final settlement price.

            Tracts 1 – 3 will be sold first on a price per acre basis and will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can take, in any order, any or all tracts. Buyer’s Choice auctioning will continue until all 3 tracts have sold. We will then sell Tract 4 for a lump sum total dollar amount. All tracts will sell individually and will not be offered in any combinations.

            Ten percent (10%) of the bid price will be due on the day of the sale with the balance due at the time of closing and upon delivery of merchantable deed and abstract. Closing of all tracts is scheduled to be on or before September 23, 2016. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Real estate taxes will be prorated to the date of closing, based on the last available tax statement. Possession of Tracts 1, 2 and 3 will be given at the time of closing subject to the current farm lease. Full possession will be given upon the completion of harvest of the 2016 crops. Full possession of Tract 4 will be given at the time of closing.
