The Thomas Farm is located in Section 34 of Danville Township, Des Moines County, IA. From Danville, IA, take South Main Street/Danville Road south 2½ miles to Hwy 79, turn left or east on Hwy 79 and proceed ¼ mile to the farm. (Be watching for pre-sale directional signs.)

 

TRACT INFORMATION

64.48 Surveyed Acres

  • FSA information should indicate 60.76 acres tillable with the balance being in wooded draws and waterways.
  • Highly productive soils include Ladoga, Givin, & Colo.
  • CSR2 is 75.5!
  • Access is on the north by Hwy. 79 via a 20’ ingress/egress easement to the northeast portion of the tract.

 

METHOD AND TERMS

            The Thomas Farm will be sold in one tract on a price per acre basis, based on a survey that has recently been completed.    

            Ten percent (10%) of the final bid price will be paid on the day of sale with the balance due at the time of closing, on or before Friday, October 21, 2016, upon delivery of a merchantable abstract and deed. Immediately following the auction the successful buyer(s) shall enter into a written agreement with the seller. Taxes will be prorated to the date of closing based on the last available tax statement. Possession will be given at the time of closing subject to a farm lease for the 2016 crop year. Farm sells with full farming rights for the 2017 crop year.
