LOCATION & GENERAL INFORMATION
The Duval Estate Farms are located in Sections 2 & 10, Tama Township, Des Moines County, IA (4 miles northeast of Burlington, IA). At the north edge of Burlington, IA take St. Hwy. 99 north 4 miles to 150th St., then right or east on 150th St. and proceed a ¼ mile to 65th Ave., then right or south on 65th Ave and go a short distance to Tract 1. To access Tract 2 go north on St. Hwy. 99 1 mile to Tama Rd., then right or east on Tama Rd. and go northeast 2 miles to an access road that goes north to the tract. METHOD & TERMS
The Duval Estate Farms will be sold on a price per acres basis, based on a survey that will be completed prior to the auction. Tracts 1 & 2 will be offered first through the marketing method of “Buyer’s Choice” whereas the high bidder can take either or both tracts for their high bid. Both tracts will be sold individually and NOT be combined at the conclusion of the auction.
Ten (10%) percent of the bid price to be due on the day of sale with the balance due upon delivery of a merchantable abstract and deed. Closing on both tracts is scheduled to be in approximately 30 days, on or before Monday, July 10, 2017. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the sellers. The real estate taxes will be prorated to the date of closing. Possession will be given at the time of closing on both tracts subject to a farm lease for the 2017 crop year. For complete details contact the auction company.
