Location & General Information

Selling 163.77 surveyed acres of Fulton County, Illinois land. Farm to be sold in 2 individual tracts. Land is located approximately 3/4 mile north of Vermont, Illinois in the Northeast Quarter of Section 19 of Vermont Township. From Vermont, Illinois, take County Blacktop 13 north out of town approximately 1/2 mile. Turn west on Hondo Road and go east to the farm. Tract 1( 83.77 surveyed acres) lies on the south side of Hondo Road with Tract 2 ( 80.0 surveyed acres) lying across the road to the north. Both tracts have income producing tillable acres and premier whitetail deer and other game hunting! Both tracts sell free and clear of any farm tenancy for the fast approaching ‘16 crop year! There are no hunting leases associated with either tract.

Method & Terms

            This 163.77  acre farm will be sold in 2 individual tracts, both of which have recently been surveyed. The tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. The tracts will not be combined.

            Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 30 days, on or before Monday, March 21, 2016 at the time of closing. Title insurance in the full amount of the final bid price will be provided by the seller. The 2015 Real Estate taxes, due and payable in 2016, will be paid by the seller with the 2016 real estate taxes being the responsibility of the new buyer(s). Full possession will be given at the time of closing. Both tracts sell free and clear of any farm tenancy or hunting lease.
