The Dohner farm is located in Section32 of Vermont Township, just south of the small town of Vermont, Illinois and along the east side of County Highway 13. Vermont, Illinois is located approximately 8 miles northwest of Astoria, Illinois, 15 miles northeast of Rushville, Illinois and approximately 20 miles southeast of Macomb, Illinois.

Method & Terms
The Dohner Estate farm will be sold in two individual tracts and on a price per acre basis, based on the indicated surveyed acres.
Tract 1 contains 34.60 surveyed acres. This tract is nearly 100% tillable and includes productive soils with a Crop Productivity Index (PI) of 130.8! This tract has outstanding access by Cty. Hwy 13 along the entire west side and E Mine Hwy 600N along the entire south side.
Tract 2 contains 37.76 surveyed acres. This tract is also nearly all tillable and also contains productive soils, with a PI of 126.3. Access by E Mine Hwy 600N along the entire south side.
These tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect (either tract) for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. The farm will not be offered in its entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller, and pay 10% of the bid price down as earnest money with the balance due at the time of closing, on or before Monday, December 4, 2017. Title insurance in the full amount of the final purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. Possession will be given at the time of closing subject only to the remainder of the 2017 farm tenancy. Both tracts sell free & clear of any farm tenancy for the 2018 crop year.
