Located on the east side of “Old US Hwy. 31” in the Southwest Quarter of Section 34 of Rochester Township. This tract is nearly 100% tillable and contains Metea, Crosier & Barry soils. Access is along the entire west side by Old US Hwy. 31 with additional access along the south by 400S.
Tract 2 – 29.00 Surveyed Acres

REAL ESTATE METHOD AND TERMS
The Sommers farms will be sold on Thursday, January 21st at 4:00 p.m. The land auction will be held at the Manitou Banquet Hall, Rochester, IN. The farms will be sold in two individual tracts, both of which have recently been surveyed. Both tracts will be sold on a price per acre basis with the surveyed acres being used to calculate the final settlement price. The tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) either or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. After both tracts have been sold, we will NOT allow anyone to raise the accumulative bid that the individual tracts achieved.
Ten percent (10%) of the bid price will be paid on the day of sale with the balance due at the time of closing, on or before Monday, February 22, 2016. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. The ‘15 real estate taxes will be paid by the seller with all subsequent taxes being the responsibility of the new buyer(s). Survey and closing costs will be divided equally between the buyer and seller for each tract. Title Insurance in the full amount of the purchase price will be provided by the seller. Full possession will be given at the time of closing. Both tracts sell free & clear of any farm tenancy for the 2016 crop year.
