Location & General Information

Land is located 2 miles southeast of Warsaw, IL along Highway 96 in Sections 25 & 26, T4N•R9W, Wilcox Township, Hancock County, IL.

Tracts 1 & 2 represent productive tillable farmland. Tract 3 offers premier building sites with rural water available! Buyer(s) will receive 100% of the cash rent from the 2016 farming season!

 

TRACT 1 – 62.17 ACRES

  • FSA figures indicate 59.23 acres of cropland.
  • 58.92 acres are currently being row cropped.
  • .31 acres are enrolled in CRP at a payment rate of $226.54 per acre through 9-30-2021 for an annual payment of $70.23
  • This productive tract of land predominantly consists of Clarksdale soils and has a PI of 125.
  • Access is at the southwest part of this tract by County Rd. 650.

  • The balance of this tract is in a wooded draw.
  • With rural water available, this small tract would be an ideal building site.
  • Access is along the east by County Rd. 650 and the north by County Rd. 810.

 

Method & Terms

Bidding will be on a price per acre basis on Tracts 1 & 2, based on a recently recorded survey. Tract 3 will be sold for a lump sum total dollar amount.

Tracts 1 & 2 will be auctioned through the marketing method of “Buyer’s Choice,” under which the high bidder can purchase either Tract 1 or Tract 2 (in any order), or both Tracts 1 & 2, for their high bid. If the winning bidder elects only one of the two tracts, the remaining tract will then be sold. Tract 3 will then be sold last.

Bidders will NOT be able to place bids on the entire property based on the cumulative sum the individual tracts achieve.

Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing which will be on or before June 6, 2016. Possession will be given at the time of closing, subject to a farm tenancy for the 2016 crop year only. The new buyer(s) will receive 100% of the cash rent.

Title Insurance will be issued in the full amount of the purchase price. The 2015 real estate taxes will be paid by the seller. The 2016 real estate taxes will be the responsibility of the new buyer(s), as they will be receiving the income from the property.
