Auction to be held at Sullivan Auction Site, US Hwy 136 East, Hamilton, IL.

Selling 375± Acres (Subject to Survey) of Hancock County, IL farmland to be offered in 6 tracts.  Land is generally located 4 miles southeast of Hamilton, IL.  The farm is further described as being in Sections 2, 10 & 11, T4N-R8W, Wythe Twp, Hancock County, IL.  Land represents Class A tillable farmland, as well as improved pasture land with buildings.

Tract 1 – 87 Acres± (Subject to Survey)

  • FSA figures should indicate 86.99 acres of cropland
  • PI Rating: 135.1
  • Productive soils include Virden, Ipava, Rubio & Timewell

Tract 2 – 69 Acres± (Subject to Survey)

METHOD & TERMS

All 6 tracts are currently being surveyed.  Tracts 1-5 will be sold on a price per acre basis, based on surveyed acres.  Tract 6 will be sold for a lump sum total dollar amount.

Tracts 1-5 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. “Buyer’s Choice” of auctioning will continue until all 5 tracts have been sold.  Tract 6 will then be sold last.  The farm will NOT be offered in its entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Wednesday, October 18, 2017.  Bidding is NOT contingent   upon financing.  Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The 2018 real estate taxes & subsequent years will be paid by the buyer.  Full possession will be given at the time of closing, subject only to the current tenant for ’17.  The farm sells free & clear for the 2018 crop year.
