The Tanner land is generally located in north central Hancock County between Niota, Dallas City & Colusa. The farms are further described as being located in Sections 7 & 19 of Pontoosuc Twp. and Sections 12, 13, 14 & 24 of Appanoose Twp., all in Hancock County, IL.

METHOD & TERMS

All 4 tracts have recently been surveyed and will sell on a price per acre basis, based on the surveyed acres. Tracts 1 – 4 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. “Buyer’s Choice” of auctioning will continue until all tracts have been sold. The tracts will NOT be offered in its entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Monday, March 12, 2018. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The 2018 real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing subject only to a 2018 farm lease.  The new buyer(s) will receive the 2018 cash rent.  Contact auction company for details. There are no hunting leases associated with the property.
