LOCATION & GENERAL INFORMATION

The McConnell Family Farm is located approximately 6 miles northeast of Carthage, Illinois or approximately 6 miles southwest of LaHarpe, Illinois. From Carthage, Illinois take Hwy. 94 north 5 miles to Rd. 2100N (Burnside Rd.), then right or east 3 1/2 miles, then south 1/2 mile, then east 2 1/4 miles to the curve (Rd. 2420) then south 1/2 mile to the farm (watch for presale directional signs). The farm is located in the north half of Section 25 of Pilot Grove Township, Hancock County, Illinois.

METHOD AND TERMS

The McConnell Farm is currently being surveyed and will be sold on a price per acre basis with the final surveyed acres being used to constitute the final settlement price (once the survey is completed the acres will be updated on our website). All 5 tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Buyer’s Choice auctioning will continue until all the tracts have been sold. The farm will NOT be offered in its entirety at the conclusion of the auction.

Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 45 days, on or before Wednesday, January 27, 2016 at the time of closing. Title insurance in the full amount and the final price will be provided by the seller. 2015 Real Estate taxes, due and payable in 2016, will be paid by the seller with the buyer responsible for all future real estate taxes. Possession will be given at the time of closing subject only to the remainder of the 2015 crop lease and a pasture lease which expires March 1, 2016. There are no hunting leases associated with the farm. The property sells free and clear for the 2016 crop year.
