LOCATION AND GENERAL INFORMATION

Land is located approximately 4 miles west of Adrian, IL on the Adrian Blacktop. (approximately 7 miles SE of Nauvoo, IL or 15 miles NW of Carthage, IL) in Section 13 of Sonora Township, Hancock County, IL.

This farm is nearly 100% tillable with productive soils!

• FSA figures should indicate 78.62 acres of cropland

• Productive Soils Include: Timewell, Virden & Ipava

• Access is on the north by East County Road 2200

 

METHOD AND TERMS

Bidding will be on a price per acre basis, based on 80 acres, more or less.

Immediately following the auction, the successful Buyer shall enter into a written Purchase Agreement with the Seller and pay a ten percent (10%) down payment. The balance of the purchase price will be due at the time of closing, which will take place on or before May 11, 2016.

Possession will be given at the time of closing subject to a farm lease for the 2016 crop year. For more information concerning the farm lease for 2016, contact the auction company.

The 2015 real estate taxes, due in 2016, will be paid by the Seller, with the 2016 and all subsequent taxes being the responsibility of the Buyer.
