Hancock County, Illinois Land Auction

Sale to be held at The Plymouth American Legion • Plymouth, IL

LOCATION

Hancock County, Illinois tillable farmland auction consisting of 331 acres± (subject to survey). The farms will be sold in 7 tracts, all of which are currently being surveyed. Tracts represent mostly tillable farmland. All tracts sell with full ‘19 farming rights. The farms are located in the West Half of Section 29 & in the Southwest Quarter of Section 19 of St. Mary Township. From Carthage, Illinois, take the 4-lane Highway 336/110 approximately 8 miles south to the Denver to Plymouth Blacktop (Cty. Hwy. 19), turn east through Denver and continue approximately 5 1/2 miles to Cty. Rd. 2550E, then turn north to the farms (follow directional signs).

Tract 1 • 38 Acres± (subject to survey)

  • FSA figures show this tract as being nearly 100% tillable.
  • Soils include Clarksdale & Atlas.
  • Corn Productivity Index (PI) is 123.9 on the entire tract.
  • Public road access by Cty. Rd. N2600 on the entire west side.

Tract 2 • 37 Acres± (subject to survey)

  • FSA figures show this tract as being nearly 100% tillable.
  • Soils include Clarksdale & Greenbush.
  • Corn Productivity Index (PI) is 128.4 on the entire tract.
  • Public road access by Cty. Rd. 800N along the entire north side.

Tract 3 • 42 Acres± (subject to survey)

  • This nice, small tract is mostly tillable.
  • This tract has had recent brush clearing. Additional acres are now being row cropped. FSA information TBD.
  • Soils include Clarksdale, Hickory & Keller.
  • Corn Productivity Index (PI) is 110.7 on the entire tract.
  • This tract is improved with a large barn & machine shed.
  • Public road access by Cty. Rd. N2600 on the entire west side.

Tract 4 • 83 Acres± (subject to survey)

  • This tract is also mostly tillable.
  • This tract has had recent brush clearing. Additional acres are now being row cropped. FSA information TBD.
  • Soils include Clarksdale, Keomah, Elco-Ursa & Rozetta.
  • Corn Productivity Index (PI) is 112.6 on the tillable portion.
  • Public road access by way of an unimproved & non-maintained public road, which extends south from Cty. Rd. 800N (along the east side of Tract 2) to this tract.

Tract 5 • 51 Acres± (subject to survey)

  • FSA figures show this tract as being nearly 100% tillable.
  • Soils include Clarksdale, Fishhook, Keomah & Ipava.
  • Corn Productivity Index (PI) is 117.6 on the entire tract.
  • Public road access by Cty. Rd. 810E on the north & east sides with Cty. Rd. 2500N on the entire west side.

Tract 6 • 50.68 Surveyed Acres

  • Nice hunting/recreational tract with a large percentage of income producing, tillable acres.
  • FSA figures should indicate approximately 28 acres tillable.
  • Soils include Rozetta, Elco-Ursa, Hickory & Fishhook.
  • Corn Productivity Index (PI) is 99 on the tillable portion.
  • Public road access by Cty. Rd. 810E at both the Southwest Corner and the Southeast Corner of the tract.

Tract 7 • 32 Acres± (subject to survey)

  • FSA figures show this tract as being nearly 100% tillable.
  • Soils include Keomah, Clarksdale & Fishhook.
  • Corn Productivity Index (PI) is 109.3 on the entire tract.
  • A large portion of the tract has been pattern tiled.
  • Public road access by Cty. Rd. 810E which runs along the east side before turning west and dividing this tract. This parcel is located on both sides of Cty. Rd. 810E.

METHOD & TERMS

This farm will be sold in 7 individual tracts, all of which are currently being surveyed. Tracts 1 – 7 will be sold on a price per acre basis, based on the results of the survey. All 7 tracts will be offered through the marketing method of “buyer’s choice”, whereas the high bidder can elect (in any order) any or all 7 tracts for their high bid. Buyer’s choice auctioning will continue until all 7 tracts have been sold. The tracts will not be offered in it’s entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. (The purchase agreement can be inspected prior to the auction by contacting the sellers attorney.) The balance of the bid price will be due at the time of closing which is tentatively scheduled for Monday, March 25, 2019. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller. The 2019 and all subsequent real estate taxes, will be paid by the new buyer(s). All tracts sell with full possession and with full farming rights for the upcoming ‘19 crop year.
