LOCATION & GENERAL INFORMATION

Hancock County, Illinois land auction. Selling 476.1 surveyed acres of highly productive tillable farmland. Land to be sold in 8 individual tracts, all of which contain highly productive “Class A” soils! There will also be a 9th tract, which is a vacant lot located nearby in the small town of Elvaston, Illinois. The tillable tracts are all located East and South of Hamilton, Illinois (just southwest of the small town of Elvaston, Illinois), in parts of Sections 25 & 36 of Montebello Township, in part of Section 2 of Wythe Township and in part of Section 31 of Prairie Township, all in Hancock County, Illinois. (Approximately 1 1/2 miles east of Sullivan Auctioneers facility.) Individual tracts will have PI’s well into the 130’s! All tracts are currently being surveyed and all tracts will sell free and clear of any farm tenancy for the 2017 crop year.

  • Further described as being 25’ off the North end of Lots 1 and 2, Block 19, Elvaston, Illinois.

METHOD:  All tracts have recently been surveyed. Tracts 1 – 8 will be sold on a price per acre basis, based on the surveyed acres and will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. “Buyer’s Choice” auctioning will continue until Tracts 1 – 8 have been sold. Tract 9 will be offered last and sold for a “lump sum” total dollar amount. These farms will NOT be offered in its entirety at the conclusion of the auction or in any combinations.

TERMS:  Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing which will be on or before Friday, October 28, 2016. Title insurance in the full amount of the purchase price will be provided by the seller. The 2016 real estate taxes, due and payable in 2017, will be paid by the sellers. Possession will be given at the time of closing, subject only to the current farm tenant’s rights for the 2016 crop year. The farm sells free and clear for the 2017 crop year.
