Location & General Information

The Baumann Farm is located approx. 4 miles northwest of Hooppole, IL.  Hooppole is located approx. 15 miles northeast of Geneseo, IL.  The farm is further described as being located in Section 13, T18N – R4E, Loraine Township, Henry County, IL.  The farm represents flat, tillable cropland which has been utilized for cattle & grain operations including perimeter & cross fencing.  The farm sells free & clear for the 2020 crop year.

Tract 1 – 77.5 Acres± (Subject to Survey)

  • FSA figures should indicate approx. 76.68 acres of NHEL cropland

  • Soil types include Booker, Milford, Montgomery, Aholt, Elburn, Harpster & Waukegan
  • Union Special Drainage District
  • Both of these tracts have perimeter & cross fencing as they have been utilized for row crop & cattle operations
  • Access is along the east side by E 2400th. St.

Tract 2 – 77.5 Acres± (Subject to Survey)

  • FSA figures should indicate approx. 76.68 acres of NHEL cropland
  • PI Rating: 92.9
  • Soil types include Aholt, Booker, Waukegan & Milford
  • Union Special Drainage District
  • Both of these tracts have perimeter & cross fencing as they have been utilized for row crop & cattle operations
  • Access is along the east side by E 2400th St. & at the southwest corner by St. Mary’s Rd.

 

Method & Terms

Both tracts are currently being surveyed and will sell on a price per acre basis. Both tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect (in any order) either or both tracts for their high bid. Auctioning will continue until both Tracts 1 & 2 have been sold. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Thursday, February 13, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 & subsequent real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing.  The farm sells free & clear for the 2020 crop year.
