TERMS & CONDITIONS OF SALE
REAL ESTATE SELLS FIRST AT 10:00 A.M.
METHOD: The farm will be sold on Saturday, June 4th at 10:00 AM. The auction will be held onsite. The farm will be sold in 1 tract. The tract will be sold for a lump sum or total dollar amount.
ACREAGE: The acreage and boundaries in this advertisement are estimated and have been obtained from the current legal description and/or aerial photos.
SURVEY: A new boundary survey of the entire farm will be completed prior to the auction. The cost of the new survey will be divided equally (50/50) between the seller and the successful buyer.
PURCHASE AGREEMENT: The purchase agreement will control the terms of the sale and purchase of the real estate.
DOWN PAYMENT: The successful bidder will be required to pay a 10% down payment and execute the purchase agreement on sale day. The balance will be due at closing. The down payment can be in the form of a personal check, cashiers check or corporate check. YOUR BIDDING IS NOT CONTINGENT UPON FINANCING.
