The land is generally located approximately 20 miles southeast of Jacksonville, IL and approximately 2 1/2 miles southwest of Waverly, IL in the East Half of the West Half of Section 17 of Waverly Township, T13N•R8-7W. From Waverly, IL take Hwy. 111 south approximately 1 mile to Handle Rd., go west, slightly south and west via Handle Rd. to Summers Rd., or from Hwy. 104 approximately 1 1/2 miles west of Waverly, IL follow the directional signs south and west via Perry Rd. and Summers Rd. METHOD & TERMS
The Mosley farm will be sold in one individual tract and on a price per acre basis. The farm has recently been surveyed and will sell on a basis of 49.22 surveyed acres.
Immediately following the auction the buyer will enter into a written purchase agreement with the seller. Ten percent (10%) of the bid price will be due and payable immediately following the auction, with the balance due in approximately 30 days, on or before Friday, October 6, 2017 at the time of closing. Title insurance in the full amount of the final purchase price will be provided by the seller. The 2017 real estate taxes will be paid by the seller. Possession will be given at the time of closing. The farm will sell subject to the remainder of the 2017 farm tenancy agreement. The farm sells free and clear of any farm tenancy for the 2018 crop year.
