METHOD AND TERMS

All 6 tracts have been surveyed and will be sold on a price per acre basis based on the surveyed acres. All 6 tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Buyer’s Choice auctioning will continue until all the tracts have been sold. The farm will NOT be offered in its entirety at the conclusion of the auction. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing. Closing will be on or before Tuesday, April 12, 2016. Seller will provide Title Insurance in the full amount of the purchase price. The 2015 real estate taxes, due and payable in 2016, will be paid by the sellers, with all subsequent Real Estate taxes to be paid by the buyers. Full possession will be given at the time of closing. The land sells free and clear of any tenancy for the 2016 crop year. All announcements made sale day take precedence over prior advertising either written or oral.
