Location & General Information

The Conover land is located approximately 3 miles northeast of Quincy, IL, on the south side of Ellington Road and west of 172/336 Expressway. The property is further identified as being located in the West Half of Section 22, T1S•R8W, Ellington Township, Adams County, IL.

Method & Terms

The Conover farm will be sold on a price per acre basis, based on the surveyed acres. Tracts 1 & 2 will be will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect (in any order) either or both tracts for their high bid. Tracts 3 & 4 will be sold individually. The tracts will not be offered in their entirety at the conclusion of the auction.

Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing, scheduled on or before March 1, 2016. Title insurance in the full amount of the purchase price will be provided by the sellers. Possession will be given at the time of closing. The farm sells free and clear for the 2016 crop year. The 2015 real estate taxes will be paid by the sellers. Immediately after the auction, the successful buyer(s) will enter into a written contract with the sellers, with said contract containing the terms of sale and the purchase price.
