METHOD & TERMS

All 8 tracts have recently been surveyed and will sell on a price per acre basis, with the surveyed acres being used to constitute the final settlement price. Tracts 1-4 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. “Buyer’s Choice” of auctioning will continue until tracts 1-4 have been sold. Tracts 5 & 6 will be sold individually and in numerical order. Tracts 7 and 8 will then be offered “Buyer’s Choice”. The farm will NOT be offered in its entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Tuesday, March 20, 2018. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The 2018 real estate taxes & subsequent years will be paid by the buyer. The farm sells free & clear for the 2018 crop year. The new buyer(s) will receive the 2018 CRP payments. Full possession will be given at the time of closing on tracts 1-7. Tract 8 possession reads as follows: possession of the house and buildings on tract 8 will be given no later than September 1, 2018; The farmland is free & clear for 2018.
