METHOD & TERMS
Bidding will be on a price per acre basis on both tracts based on the above advertised acres. Both tracts will be auctioned through the marketing method of “Buyer’s Choice,” under which the high bidder can purchase either Tract 1 or Tract 2 (in any order), or both Tracts 1 & 2, for their high bid. If the winning bidder elects only one of the two tracts, the remaining tract will then be sold. Bidders will NOT be able to place bids on the entire property based on the cumulative sum the individual tracts achieve.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing and upon delivery of a merchantable deed and abstract. Closing on both tracts is scheduled to be on or before July 15, 2016. The real estate taxes will be prorated to the date of possession, based upon the last available tax statement. Possession will be given at the time of closing subject to a farm lease for the 2016 crop season. Buyers will receive 100% of the cash rent for the respective tracts at the time of closing as a credit.
