METHOD & TERMS

            Tracts 1, 2 & 3 will sell on a price per acre basis and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect (in any order) any or all tracts for their high bid. “Buyer’s Choice” will continue until all tracts have been elected. The farm will NOT be offered in its entirety at the conclusion of the auction.

            Ten percent (10%) of the bid price will be paid on the day of sale with the balance due at the time of closing, on or before April 21, 2016. Seller will provide title insurance in the full amount of the purchase price. The 2015 real estate taxes, due and payable in 2016, will be paid by the sellers, with all subsequent Real Estate taxes to be paid by the buyers. Full possession will be given at the time of closing. Land sells free and clear of any tenancy for the 2016 crop year.
