Dixson Estate located in Section 27, T62N•R13W, Knox County, MO approximately 2 miles east of Brashear, MO along Hwy. 6.  Farm to be sold in 3 tracts.  Land represents highly productive tillable cropland, country home & offers prime building sites as well as excellent hunting/recreational acreage.

Please Note: In conjunction with the Lawrence Dixson Estate auction, we will also be selling, as Tract 4, 5.3 surveyed acres of adjacent Adair County, MO real estate located in Section 28, T62N•R13W and owned by Worthington Ag Service, Inc.  Land represents tillable cropland as well as improvements associated with the former ag business.  Tract offers excellent commercial possibilities.

At 1:00 P.M. – Personal property auction of the Lawrence Dixson Estate  to include household items, small line of farm equipment & farm related items.  Auction to be held onsite on the farm.


Tract Information

Tract 1 • 55.3 Surveyed Acres

• FSA figures should indicate approximately 39.2 acres of tillable cropland.

• Primary soil types: Leonard, Armstrong & Adco.

• Land represents highly productive tillable cropland & offers outstanding hunting/recreational acreage.

• Access from the west by way of 40′ ingress/egress easement to State Hwy. 6.


Tract 2 • 76.7 Surveyed Acres 

• FSA figures should indicate approximately 65.6 acres of tillable cropland.

• Primary soil types: Adco, Leonard, Armstrong & Putnam.

• Land represents highly productive tillable cropland & offers outstanding hunting/recreational acreage.

• Access from the south and north by State Hwy. 6.


Tract 3 • 5.1 Surveyed Acres

• FSA figures should indicate approximately .8 acres of tillable cropland.

Tract 4 • 5.3 Surveyed Acres

Method and Terms

A survey has been completed on all 4 tracts.  Tracts 1 & 2 will be sold on a price per acre basis based on completed surveyed acres.  Tracts 1 & 2 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (in any order) either or both of Tracts 1 & 2 for their high bid.  Tract 3 will be sold for a lump sum total dollar amount followed by Tract 4 which will also be sold for a lump sum total dollar amount.

The farm will not be offered in its entirety at the conclusion of the auction.  Bidding is NOT contingent upon financing.

At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Knox County Abstract, which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Knox County Abstract on or before December 15, 2017.

Possession will be given at time of closing subject only to the current 2017 crop lease.  Farm sells free and clear for the 2018 crop year.

The 2017 real estate taxes will be paid by the seller.  The 2018 real estate taxes and subsequent years will be the responsibility of the buyer(s).  Title Insurance in the full amount of the purchase price will be provided.
