LOCATION AND GENERAL INFORMATION

Auction #2 Friday, February 12, 2016 at 4:00 P.M. Knox County, Illinois land auction will be held at the “Knox Agri Center”, Galesburg, Illinois.

Selling 146.28 surveyed acres of Knox County, Illinois farmland. Land to be sold in 4 individual tracts, all of which have recently been surveyed. Tracts 1, 2 & 3 will be nearly 100% tillable and will contain productive soils. Tract 1 will have a PI of nearly 137! The 4th tract will represent pasture and will include several nice possible new home sites! This farm is ideally located at the south edge of Yates City, Illinois. The farm lies between County Road 2300E on the east, County Road 2250E on the west and Washington Street on the north. Land is further described as being located in the East Half of Section 14 of Salem Township, Knox County, Illinois.

            Method and Terms: As stated throughout this flyer the Knochel family farms, which are located in Logan and Knox County, Illinois will be sold at public auction on Friday, February 12, 2016. The Logan County, Illinois farms will sell at 10:00 A.M. with the auction being held at “The Oasis”, which is located at 2810 Woodlawn Road, Lincoln, Illinois. We will then travel to Galesburg, Illinois for a 4:00 P.M. auction of the Knox County, Illinois farm. This auction will be held at the “Knox Agri Center”, 180 S. Soangetaha Road #101, Galesburg, Illinois.

            Auction #1, Logan County, Illinois. Farms will be sold in 2 individual tracts and on a price per acre basis, based on the above advertised acres. These 2 tracts of highly productive and nearly 100% tillable land will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder will have the option to choose either or both tracts for their high bid. If the high bidder does not choose or elect both tracts the remaining tract will then be sold. These tracts will NOT be offered together at the conclusion of the auction. Possession will be given at the time of closing, subject only to a standard farm lease agreement for the ‘16 crop year. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due on or before Monday, March 14, 2016. Title insurance in the full amount of the purchase price will be provided.

            Auction #2, Knox County, Illinois. Farm will be sold in 4 individual tracts and on a price per acre basis. All 4 tracts are currently being surveyed. The new surveyed acres will be used to calculate the final settlement price for each tract. All 4 tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder will have the option to choose any of the 4 tracts, or all of the 4 tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 4 tracts have been elected. After all 4 tracts have been sold we will NOT offer the farm in its entirety. Possession will be given at the time of closing, subject only to a standard farm lease agreement for the ‘16 crop year. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due on or before Monday, March 14, 2016. Title insurance in the full amount of the purchase price will be provided.
