METHOD: The farms will be sold in 5 tracts. All 5 tracts will be sold by the acre, based on taxable acres and existing legal descriptions. Tracts 1 & 2 (Brown County, IL farms) will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase either or both tracts for their high bid. If the high bidder does not elect both tracts, then the remaining tract will then be sold. Tracts 3, 4 & 5 (Adams County, IL farms) will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase any or all of the three tracts for their high bid. “Buyer’s Choice” auctioning will continue until all three tracts have been elected. After all tracts have been sold, they will NOT be offered in their entirety based on the cumulative price the individual tracts achieved.

TERMS: Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due at closing, on or before Monday, June 20, 2016. Title Insurance in the full amount of the purchase price will be provided by the seller. The 2016 real estate taxes, due and payable in 2017, will be paid by the new buyer(s), as they will receive (without proration) the entire ‘16 cash rent income. Possession will be given at the time of closing subject only to the current farm tenant for the 2016 crop year. After the crops have been harvested, the new buyer(s) will be granted full possession.
