METHOD AND TERMS

 

Acreages in this advertisement are estimated. A survey will be completed prior to the sale on all 4 tracts. Tract 1 will be sold for a lump sum (total dollar amount). Bidding will be on a price per acre basis on Tracts 2-4. The completed surveyed acres will be used to calculate the final sale price on Tracts 2-4. Tracts 2-4 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can purchase, in any order, any or all 3 tracts for their high bid. Bidding will continue until all 3 tracts have been purchased.

Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before December 21, 2015.

Possession will be given at time of closing, subject only to the current tenant for the 2015 crop year. Farm sells free and clear for the 2016 crop season. The 2015 real estate taxes will be paid by the sellers using the most recent available tax information. Title Insurance in the full amount of the purchase price will be provided. Fall tillage rights will be granted at the completion of the harvest.
