Tract 1 is located approximately 1.75 miles south of LaBelle, MO along State Hwy. D in Section 17, T61N•R9W. From LaBelle, MO (Jct. of State Hwy. 6 & Hwy. D) take Hwy. D south approximately 1.75 miles to farm.

Method and Terms

Acreages in this advertisement are estimated. A survey will be completed prior to the sale on all 3 tracts. Tracts 1-3 will be sold individually on a price per acre basis based on acreages obtained from completed survey.

The property will not be offered in its entirety at the conclusion of the auction. Bidding is NOT contingent upon financing.

At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Mark Twain Title Co., Inc., which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Mark Twain Title Co., Inc. on or before December 21, 2018. Tracts 1 & 2 possession will be given at the time of closing subject to completing harvest of the 2018 corn & soybean crop. Farm sells free & clear for the 2019 crop year. Tract 3 possession will be given at the time of closing. Pasture lease terminates November 30 and livestock will be removed by that date.

The 2018 real estate taxes will be paid by the seller. The 2019 real estate taxes and subsequent years will be the responsibility of the buyer(s). Title Insurance in the full amount of the purchase price will be provided. Closing costs will be split between buyer & seller.
