Auction #1 Friday, February 12, 2016 at 10:00 A.M. Logan County, Illinois land auction will be held at “The Oasis”, Lincoln, Illinois.

Selling 92 acres± of Logan County, Illinois farmland. Highly productive tillable farmland to be sold in 2 individual tracts. Farms are located approximately 1 mile east of Interstate 55 near Lawndale, Illinois, or approximately 5 miles northeast of Lincoln, Illinois. Land is located in the Southeast Quarter of Section 1 and in the Northeast Quarter of Section 12 of East Lincoln Township, Logan County, Illinois. Check out these 2 small tracts, which are nearly 100% tillable. Tract 1 will have a PI of 141+ with Tract 2 having a PI of 137!

            Method and Terms: As stated throughout this flyer the Knochel family farms, which are located in Logan and Knox County, Illinois will be sold at public auction on Friday, February 12, 2016. The Logan County, Illinois farms will sell at 10:00 A.M. with the auction being held at “The Oasis”, which is located at 2810 Woodlawn Road, Lincoln, Illinois. We will then travel to Galesburg, Illinois for a 4:00 P.M. auction of the Knox County, Illinois farm. This auction will be held at the “Knox Agri Center”, 180 S. Soangetaha Road #101, Galesburg, Illinois.

            Auction #1, Logan County, Illinois. Farms will be sold in 2 individual tracts and on a price per acre basis, based on the above advertised acres. These 2 tracts of highly productive and nearly 100% tillable land will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder will have the option to choose either or both tracts for their high bid. If the high bidder does not choose or elect both tracts the remaining tract will then be sold. These tracts will NOT be offered together at the conclusion of the auction. Possession will be given at the time of closing, subject only to a standard farm lease agreement for the ‘16 crop year. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due on or before Monday, March 14, 2016. Title insurance in the full amount of the purchase price will be provided.

            Auction #2, Knox County, Illinois. Farm will be sold in 4 individual tracts and on a price per acre basis. All 4 tracts are currently being surveyed. The new surveyed acres will be used to calculate the final settlement price for each tract. All 4 tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder will have the option to choose any of the 4 tracts, or all of the 4 tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 4 tracts have been elected. After all 4 tracts have been sold we will NOT offer the farm in its entirety. Possession will be given at the time of closing, subject only to a standard farm lease agreement for the ‘16 crop year. Ten percent (10%) of the bid price to be paid on the day of sale with the balance due on or before Monday, March 14, 2016. Title insurance in the full amount of the purchase price will be provided.
