Mark your calendars now for Charles & Sandra Kerr’s large Louisa County, Iowa land & equipment auction. Due to Charles’ unexpected health issues, they have decided to sell their 1,000 acre farm along with their machinery. This farm offers it all, including productive tillable farmland and some of the most attractive & desirable recreational acreage that the state of Iowa has to offer! There are several thousand feet of Iowa River frontage that features some of the most awesome waterfowl hunting to be found anywhere in the Tri-State area. Included in this auction is a very nice country acreage that is improved with a ranch style home, 2 newer metal machinery storage buildings and other usable structures.

We will also be offering the Kerr’s full line of John Deere equipment including combines, tractors, spring & fall tillage equipment, trucks, trailers, collector tractors and much more!

METHOD & TERMS

The Kerr Farm will be sold in 9 individual tracts based on a survey that has been completed. Said surveyed acres will be used to constitute the final settlement price. Tracts 1 – 8 will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can take any or all tracts for their high bid. Tract 9 will sell for a Lump Sum, total dollar amount. Tracts will NOT be combined at the conclusion of the auction. Bidding is NOT contingent upon financing.

Ten (10%) percent of the bid price to be due on the day of sale with the balance due upon delivery of a merchantable abstract and deed. Closing is scheduled to be on or before Monday, April 1, 2019. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. All tracts sell free & clear for the 2019 crop year. There are no hunting leases associated with the property.
